When I was in Buckhead last month I looked at some townhomes and noticed that some of them were going for ridiculously high prices like $650,000 etc.!! Is it possible to get a 1800 sqft townhouse with 2 car garage in any part of Buckhead in the $350k range? If so, which part of Buckhead would they be located in?

Another q - how would be the commute from Buckhead to Alpharetta? Is it against traffic?

I can't think of a specific location, but there are older townhomes in the area that might fall within your price range.

There are two 3-bedroom/2.5 -bath townhouses for sale in The Ivys right now. The Ivys is an older community located in North Buckhead. Great location. The units have assigned parking spaces, but no garage. Square footage is really nice and most of these units have been renovated. Also, this community is in the Sarah Smith School District. Both are priced in the low $200's.

For the most part, you'll be hard pressed to find a townhouse in Buckhead at your price point. Like the other posts have said, if you do it'll be on the older side (like 70s era), but those are far and few between. WIth your price point (well, from $300k on down) you can only really purchase a flat in Buckhead. That district really goes against the grain of "Southern affordability".

As for you commuting question, you will be going against the flow of traffic on a Buckhead to Alpharetta commute in the morning. I used to have an office i would work out of up there a few times a week and it was breeze. It would only take 30 minutes or so. Going back South in the afternoon is a different story though. It's hell on Earth trying to get back in the city if you don't make it out of Alpharetta before 4pm.

It is only hell on earth if you are taking GA400. Getting back into the city via I-85 south is a very fast ride that doesn't back start to back up until south of the Cheshire Br/Lenox Rd exit (basically, where GA-400 merges in).

Nah, in my experience that was even worse. Holcomb Bridge is pretty nightmarish itself during rush hour, as is basically every other street in Johns Creek, Duluth and Norcross. I had some luck occasionally taking Peachtree Park way, but that only worked well because I live in North Buckhead and traffic doesn't get bad there going south until you hit Phipps/Lenox.

Talking about the, where in Buckhead someone is going in the afternoon would make a big difference in which way to go. Taking 85 could work if you are going to Lindbergh or Lenox Park. Maybe even parts of North Buckhead. But if you going to the Lenox area or the Village or near the hospitals or the entire Eastern half of Buckhead, forgetaboutit during rush hour.

85S from Norcross to Morningside was my commute for over a year. 15 minute drive for 12 miles. One of my coworkers still takes this route to go home to Buckhead. It takes him 20 minutes, but he has to take side streets (Lenox Rd) to get to his place.

No one is suggesting 141 or Peachtree Industrial.

Norcross to Mornside is nothing at all like Alpharetta to Morningside.

I would. 141/Peachtree Industrial isn't very clogged going south, even during rush hour. If you can get to it, of course.
