We are planning a relocation to ATL area in the summer. Probably the Woodstock/Cherokee county area. Anyone familiar with the market in terms of what they are listing vs actually selling for? In our area (OKC) homes are going for asking or more.

It appears that are a lot of homes that have been on the market for months? This would lead me to believe that homes are selling for less than asking.

My concern is if we buy and need to move again will it be difficult to resell. I want to buy in an area that has a very good resell.

Coming out to look at some additions and areas next month and want to have an idea where to look. (Woodstock neighborhoods)

Go in with purchase price as low as possible to help with quick resell. Principke applies regardless of the neighborhood.

The areas you mention still have a lot of available land in general, so I think the homes that are on the market now are probably competing with new homes that have been springing up (due to the "market recovery"). Not to mention that it's pretty far out there from Atlanta for commuting.

I think you should keep this in mind if you purchase there because until it get fully developed, you will always be competing with new homes and locations more commute conducive, which will affect your resale ability...

So like lovelysummer says, buy in a low as you can to buffer for that....

What areas are easier to resale where there isn't as much new construction?
