How will this affect the area?

Looking into buying a townhome or condo around hwy 41 / cumberland/ spring road area / akers mill/ powers ferry.

How will the stadium affect the real estate and quality of life.

Already I imagine traffic will change on game days.

Apartments in the area are all hiking up rents.

Any info will be appreciated.

You can look at the "prosperity" that decades of stadiums bring to other areas of town. Summerhill was a densely populated commercial and residential center before the stadiums destroyed it. Same thing has happened on the west side of downtown with the Falcons stadium.

Most people are not thrilled to live / raise a family somewhere where you constantly have to deal with traffic, parking, and crime issues brought on by stadiums. Plus prices go up because the land is now needed for parking. So higher prices will slowly drive out residents and businesses.

Cumberland area real estate has seen a major boom since the Braves announcement. One property owner adjacent to the stadium has already turned down $6 mil on a property that was purchased for $1.7 mil 11 years ago.

Obviously, the best time to buy would have been before November 2013, but that doesn't help you now. If you're looking to buy right now, I would choose carefully because of so much new inventory about to be built. My gut says the older complexes are going to tread water while the new mixed-use developments become the hot properties.

The Braves condos are already generating lots of buzz from investment type people I know. And if you want to wait 2 years, Stadium Walk will be another nice mixed-use w/ condos for sale.

And I would avoid Powers Ferry between Akers Mill and Windy Hill, just on the basis on so many businesses closing over there and the high rise condo building having such a hard time selling.

You are referring to a commercial sale, not residential. Different dynamics.

I think it will hurt Cumberland.... I know the last thing I want to do after working hard all day is to have to get into my car (thanks to lack of Marta to Cumberland) and try to get myself out of the Cumberland cluster**** that is sure to come during a Braves game. I am glad I am not employed in that area; it will be a nightmare for the employees of those taller buildings right near the stadium.

I am aware some of those employees may go to the games, but I am sure many either do not enjoy the games, or have other priorities on any given day and it will stink big time.

arlington, tx seems to be doing ok with two(!) stadiums, if not well even, and i think they will be pretty comparable.

And Six Flags over Texas. Jerryworld has events year round.
A lot of the baseball season will fall when school is out so traffic won't be quite as bad. Weekend games won't be bad. Downtown is a disaster whenever there's an event in Phillips. Even with Marta.
