whats purchase price?

maybe he had 2 failed contracts (from bad loans) and he tired of people who loans go sour.

or maybe he selling as is, with a low price.

But really, who cares, right?
The OP should not put himself/herself at risk just because of bad circumstances previously experienced by the seller. That's the seller's problem.

Furthermore, anything the seller SAYS is the reason is just that - talk. It does not amount to a hill of beans, may not even be true and is not worth the risk for the OP. There are too many houses out there to get wrapped up in a sob story relative to one.

I don't think house was on market before it came just now. I am watching area and scanning each new listing as I am in the need of buying one. Home was purchased by current owner in 2002. So it was little weird to see all those stipulations.

Without those stipulations, I could have probably bought the house.
