200k? That very much depends on your definition of safe. I bet that there are more than a few *condos* that would meet that description and price range... but probably not a house.

Do you need a single family home? Is a townhome ok? How old can the house be? What state of repair/disrepair is accetpable?

Yes, you have plenty of options. Check areas around Ormewood Park where I am. There are homes under $200k:

And as mentioned above, you can find options in about any area in town for $200k, even condos in Midtown.
