Anyone know about these townhomes in grant park? They look nice but I did notice very close railroad tracks

They're in a great area. those railroad track are no longer active, you are actually looking at the southeast portion of the beltline. When the trail gets expanded and moves through, the area will be even better than it already is.

I think right now, I'd say "it depends". South of the railroad tracks is Boulevard Heights, and the farther south you go from there, the less desirable the area is. Boulevard Heights is gentrifying, and it's close to the beltline as well. I would say that the area is safe, as long as you stay north of Francis Ave, generally speaking. However, the downside is if you have kids, or will be having kids. The schools in that cluster aren't generally known as good, but I think it's 1st or 2nd tier to Neighborhood Charter as well. However, I think the schools are the main reason you see much lower prices south of the railroad tracks than you do on the Grant Park side. However, if you're not planning on having kids, I'd say they're a good value - especially with the Beltline moving in the values will only increase.

There is a unit currently for sale in Oldfield at Grant park. anyone with experience with this HOA or area?

I keep wondering why people think the Beltline will automatically raise real estate prices.

There is just as much chance that the sections of the Beltline going through rough areas will make those areas on the Beltline rough, too.
