Yeah, our milder weather would help rethinking land use, but we still get a lil wayne every now and again, too.

Lifestyle Centers and power centers are the new thing in retail. The grand malls; Lenox/Phipps, Perimeter are not going anywhere. They are surrounded by large office markets and booming residential market. Cumberland looks to be trying to replicate the same thing. Northlake and North DeKalb need to be redevelopment and create a more walkable experience for them to survive. Northlake has a lot of retail, office, and residential around it, but it seems cut off by the massive parking lot.

That can be remediated with the construction of parking deck on the sides and rear and creating a pavilion and storefront retail along Briarcliff and Henderson Mill road sides. Northlake could easily redeveloped by Simons, but they are too busy trying to sell the property rather than redevelop it unlike they are with Phipps and recently did to Lenox.

Those are higher end malls that attract top dollar leases, Northlake is half empty.

Yeah, but that doesn't mean it cannot be redeveloped and revitalized. The demographics of the surrounding 5-mile radius says it could be something more.

It would be interesting to poll how many of those residents are empty-nesters.

Northlake IS NOT half empty. When is the last time you have been there? Also, the other poster is correct when he says that the economics of the Northlake's immediate trade area are solidly upper middle-class.

In other words, what is currently working well in the Northlake area in the strip centers along LaVista.

This past January, I only visit when I need to return something to Penny's or Kohls.

Most people on the Eastside I know will go to Stonecrest over N. Dekalb and Northlake. If AMC Theatres closed, there is almost zero reason to go to North Dekalb Mall and Stonecrest has a Macy's JC Penny, Sears, and Kohls as well and is nicer than Northlake since its newer.

Burlington is the only store I might go to at North Dekalb, but Ill more than likely drive 20 extra minutes to go to the one at Discover Mills for a bigger selection.
