Yes, Hulsey is very valuable land . . . but it's also very valuable to CSX. It's not like they are holding out till someone makes them a good offer for the place. Hulsey is the largest CSX intermodal terminal in GA, and the only one in Atlanta. It serves some half a dozen trains per day, and handles a couple thousand containers. With the Port of Savannah being upgraded to handle even larger container ships, it'll be an even bigger piece of CSX operations in the near future.

I'm not insisting on anything, I just said it would be nice. And CSX and NS have both been systematically relocating some of their intermodal distribution yards to more remote areas in the last decade. They must see the benefit too, or else they wouldn't spend the money on it. At some point, that spot will become more of an inconvenience to them than they want, and they will move those operations to another location. It's possible they stay there forever, I just highly doubt it. It just seems to be the nature of the de-industrialization of city centers as a whole. Railroads need a lot of space, and it is becoming harder and harder to come by. They certainly can't expand any operations there. If that yard becomes more financially burdensome than productive, it will take care of itself.

Based on what? There is already one retail business in the center of Reynoldstown that would benefit from the streetcar, and more are already being built out—not to mention the hundreds of people who live here.

Memorial Dr has more commercial property and large parcels that developers want to build projects on.
