The virtual no mans land/zombieland south of the tracks is 100x the deterrent to residing there than a casino is. Plus, the Gulch is just going to be a bit isolated thanks to the way existing buildings are developed around it. I'm not seeing a significant impact.

And that is exactly why that area has struggled: stadiums and fortress government buildings. If we want to legalize casinos everywhere in GA great, but we need to stop pushing these massive fortress style developments on to downtown that kill street vibrancy so it has a chance to recover.
