Interested in possibly doing a bit of investing there but just wondering about a few things.

I know at one time, the planes were flying overhead and causing foundation problems (at least that's what I heard) so folk were staying away from this area. However, the Woodward A parents have clearly moved in and are not worried. During the time that I've toured this area recently, I have not seen one plane fly overhead. Did they re-do the flight paths?

Anything else going into the area other than restaurants?

Anyone have any scoop on investment in the area? Real estate investment?

Is Historic East Point nearby/bordering Historic College Park? Is it expected to catch on also?

There is a mixed use apartment project near the MARTA station. I haven't really seen any other residential projects.

How do you want to invest. Do you want to move down here or landlord it?

My two cents are that houses that are remodeled do well. Those that aren't, are not fetching any sort of premium, not like a similar house intown. There are lots that have been sitting there for 2 years they still haven't sold. Last time I checked prices I was surprised how reasonable they are.

I always think the side west of the tracks is the nicest, mostly due to the hills, but the area around Woodward seems to be improving fast. Some nasty apartments were just demolished and it seems to have done wonders for the area.

CP is generally pretty awesome. I love living here. The only times I hate it is NYE and July 4th. It's disheartening to hear such a bold display of stupidity. Outside of that, CP is generally pretty safe.

There's no multiblock "historic East Point" - Historic College park exists because several blocks of homeowners worked to get placed on the National Register. However there are plenty of Historic houses along the border and in East Point on the 75/85 side. Woodward parents have been buying up throughout CP and the part of EP that is adjacent to Woodward (Egan Park).

The way HJIA is designed - the planes approach from the east and the west so the direct flight path is going to be around Camp Creek to the West, and what used to be Mountain View to the East.

if you live North of the Airport - (generally Hapeville, HCP and East Point along main) you will rarely get Airplane noise. The only time I have heard it is during bad weather when planes need to circle because there is a line waiting to land - it doesn't happen to often.

Below is link to a map from HJIA (circa 2007) that will give you an idea of the layout, approaches, and where they say the most noise is. Stay directly North or even directly South of the airport, and it's almost physically impossible to be on a flight path.

Oh - and as far as rentals - frankly we have a LOT of rentals and need more owner occupied down here. If you deal in janky rentals there is plenty of competition. But nice, well appointed rentals are hard to come by. There is value to be had, since the janky rentals help keep our prices low, though. But that's not really a good thing.

About airplane noise, I heard that some government agency was supposed to sound proof housing around the airport. Is this true and did they ever complete it?

OK I just know a lot of homes in Forest Park where you can still hear noise but I guess it's not 100% effective.
