I am fine with that strategy. No need to build new parking downtown. The new residential developments can use parking like these existing decks that basically sit empty 75% of the time.

Norfolk Southern office adaptive reuse to add new retail, hotel, and apartments.

Developer CIM Group recently submitted plans to the City of Atlanta for the new build, calling for a mix of uses including residential, office, retail, hotel, and podium parking components, set to rise where an asphalt parking lot currently sits, directly behind 125 Ted Turner Drive.

When complete, the 734,095-square-foot (and expanding) complex that fronts Ted Turner Drive, extends two blocks from Mitchell to Peters Street and is dissected by the Nelson Street Bridge, will have transformed from its 1912 genesis as the Southern Railway Freight Depot and Office Building compound, into a residential and commercial expanse.

This will include The Canyon at Freight House, a viaduct adaptation that will offer 740 linear feet of continuous restaurants, bars, coffee shops, and other experiences on two levels.

Default After the first market-rate apartments in Centennial Yards leased in just 30 days, developer CIM Group made a decision.

CIM is converting offices to apartments to meet demand. Downtown Atlanta is gaining momentum as a place to live.

So CIM Group pivoted. Around two weeks ago, it made the decision to convert a 250,000 square-foot office building it planned as part of the redevelopment into 275 apartment units.

“For years, we’ve been banging our heads — me included — about ‘How do we fix our downtown?’ said Brian McGowan, president of Centennial Yards Co., the developer working for CIM Group on the revitalization of The Gulch.

"Well, it’s not rocket science," McGowan said. "Get more people living downtown."

I'll never understand the fussing over parking decks. Now, empty surface lots: yes, those need to go. But Atlanta is so so so far away from needing to worry about full-on concrete parking decks while so much of the core city is literally empty.
