I worked in the Tribeca (NYC) neighborhood back in the early 90s, and the conditions to the Broad Street area of South Downtown Atlanta. The neighborhood hosted a bunch of 9-5 gov't buildings, along with two famous residents (DeNiro and JFK Jr.) and a bunch of shady street activity. I watched how the emerging art and tech scene through the 90s gentrified the neighborhood, and despite being next-door to the WTC on 9/11, Tribeca is the one of the most desired and priciest real estate in the city now. I (hope) believe South Downtown has the same potential.

Im for anything that improves the quality of life and doesn't displaces people like gentrification.

I agree, but does such a thing exist? I don't know of any examples.

Nope, but the good news for South Downtown is that there are not many or any residents to displace.

You have a good point. Gentrification can be a double-edged sword, and in heavily populated areas there will some casualties. However there are not many residents to displace, so I guess that's a positive.

There are residents in South Downtown, but we understand the benefit of increased property values. I guess I could whine that my $39 a year property tax will go up if the neighborhood gets better, but I also know my $100,000 investment in a loft 20 years ago will also increase in value. Don't use gentrification when talking about South Downtown - there are no poor people to "displace" down here unless you are talking about the addicts that take the train in from other areas to do drugs all day and night on the sidewalk..
