My guess too. It's not just what is happening in a neighborhood that determines appreciation, but what is happening to its neighbors. There are some nice places to live on the south-west side--but there is just not just the same wave of money to hitch a ride on as there is on the east-side.
Still, appreciation is not everything, and your quality of life might be a lot higher by living within your means in a nice affordable home on a nice lot in a less *hot* neighborhood than over-extending to live in a home in a neigborhood with more potential that will also come with its own set of compromises. (Planted trees in Adair Park a couple of weeks back and I liked it).
