It doesn't all need to come online at once, but having a vibrant retail district downtown would IMMENSLY improve the livability of the area. Given the residential developments in the Centennial Park area, as well as at Underground, and the potential for further infill development, I think there'll be a real market for this kinda place.
Hopefully they will go the way of Colony square's vision, with more street-level interaction. and public space. Fewer hamster tubes, more storefronts.
