Happy to see this moving forward.

Brookhaven-Oglethorpe MARTA redevelopment plans advance after rezoning recommendation

Brookhaven Planning Commission recommends rezoning approval for MARTA redevelopment

Quote:
On Oct. 5, the commission voted 6-1 in favor of rezoning the 15-acre property PC-2, or pedestrian community. The 15-acre proposed development would include an 125-room hotel, 547 residential units, nearly 56,000 square feet of retail space, 200,000 square feet of office space and a small town center park.

...

Speaking in favor of the redevelopment were members of the Fernwood Park Homeowners Association and Brookhaven Fields Civic Association who said this kind of mixed-use development was has been planned for the MARTA site for more than a decade.

Quote:
The MARTA redevelopment is planned to be completed in four phases. No. 1 includes the apartments and ground floor commercial, the 8-story office tower, the public access park, the transit station and the stormwater detention pond; No. 2 is the hotel, No. 3 the projected senior housing; and No. 4 is the 27 for-sale residential units.

Looks good. I applaud the folks up in Brookhaven for taking the time to get this right and for making sure everybody had their say.

But now some City Council members are also jumping into the fray, pushing back on MARTA’s desire for tax incentives from the city’s Development Authority to help cover the costs of the multi-million dollar project.

City Council deferred voting on the MARTA rezoning request until January for the mixed-use development that includes apartments, a hotel, an office building, retail stores and a small public park. One reason given was the desire for more information on what kind of tax incentives MARTA wanted from the city.
Yet Brookhaven gave the Atlanta Hawks $36M for their practice facility in Executive Park?
Quote:
DeKalb County Commissioner Jeff Rader was angered when Brookhaven offered a $36 million tax abatement to the Atlanta Hawks earlier this year to secure a state-of-the-art practice facility in Executive Park, leaving the county and school district without property taxes for 15 years. The Hawks partnered with Emory Healthcare on the project to bring a 90,000-square-foot practice and medical facility to Brookhaven.

Yes, a VERY unpopular decision among the citizenry.

I would say it comes down to elbow room.

If MARTA was talking about doing something in Executive park they'd probably get a lot less pushback than from a proposal to plop a TOD down in the middle of historic Brookhaven.

Historic Brookhaven? Ha! Peachtree Rd is lined with 'historic' strip malls. The blocks just to the east of the parking lot are 'historic' apartment buildings.

Some of those old strip malls are pretty historic. They may have been redeveloped over the years but they've been low density community retail for a long time and go way to Brookhaven's industrial roots.

Being old doesn't make it historic.

Nor does it look that way anymore, especially not around the MARTA station.

Well, I would be inclined let the folks up there make up their own minds.

Working with mass transit is hardly a new thing for them.
