We live in a 550k ranch with 6k property taxes ITP but not in the city. Great school district and we can walk to shops, school and Marta. Like may others I am happy to pay a premium to not live in the far suburbs. Most of the 50's 60's brick ranches ITP are also very well build and once upgraded will last way longer than an average new build. I think its well worth paying 12k a year more to live in town. Longterm homes will also appreciate much quicker too.

Yeah, dumb analysis produces pointless results. Shockingly, income and health / life expectancy are positively correlated. Forsyth has the highest countywide median income in Georgia. So ... stupid "analysis" produces useless findings.
