Hi. Of the suburban cities that have 3 car garage homes north and northeast of Atlanta and are priced < 700k, which are closest to midtown? How long is the commute to midtown at around 7 am?

It's possible to find this, however i'd recommend a mortgage broker. Most homes with 3+ car garage are most likely going to be new construction. The closer you move intown, the more likely you will not find this unless: your home is infill/ tear down/remodeled home. However, with the former, you run the risk of paying >$700K

Some suggested areas: Brookhaven, Sandy Springs, Midtown, and possibly Smyrna.

Homes with three-car garages likely will be challenging to find any closer in than Sandy Springs and Buckhead just simply because of land and space constraints in many (if not most) affluent and desirable areas within the I-285 Perimeter loop.

(...Nice (really nice), upscale homes will be found in areas like Brookhaven, Midtown and Smyrna but homes with three-car garages likely will be really rare in those areas unless specially built on a large-enough plot of land which may also be really rare in the current highly-competitive real estate market in which reasonably-priced homes often seem to be at a premium in desirable areas).

The homes with three-car garages that one finds in affluent areas like Sandy Springs and Buckhead are likely in many cases to be priced beyond the $700k price range that you cited because of the intense competitiveness of the current real estate market.

Sandy Springs will be areas of good post-suburban public schools. Brookhaven will have some good post-suburban/urban public schools. Smyrna will be an area of good post-suburban public schools that are continuing to improve. Midtown and Buckhead will be areas of good urban public schools.

Roswell is an area of generally very good public schools.

You can also look in East Cobb where you either potentially might have more luck finding a $700k and under three-car garage home or might have an opportunity to buy an existing home to tear down and build a new three-car garage home on....Though you should be forewarned that the real estate market will likely be very competitive in East Cobb because of the very high quality of the public schools there, particularly in the Walton, Pope and Lassiter clusters.

We added to our ranch in Brookhaven to go from a 2 to 3 car garage and mud room, was 50k or so. Not to hard to do as long as your lot has the width. Tons of people have done it in Brookhaven, Sandy Springs and Buckhead on older homes.

There's 2 or 3 in Sandy Springs right now that are in the $600's, including a new construction. Midtown about 7 am would be 30-40 minutes.

Otherwise, just doing a quick check of the Northern Arch (north of 285, East Cobb to Norcross, up to the Canton/Forsyth border, I'm looking at 235 homes with 3 garages, between $325,000 and $700,000. Canton to Midtown would be a commute of about an hour. Roswell would be about 45 minutes, getting across the river is the major hurdle, there.

I'm curious to how you're able to search 3 car garages - which site are you using?
