Agreed. I almost think I prefer surface lots because they are easier to redevelop. The podiums and wrapped decks are going to be tough to re-purpose as demand for parking falls.

Some developers are being smarter about future-proofing parking structures, although not many. Some newer parking decks are designed to eventually be repurposed into office and retail. Residential is usually a little trickier. The worst scenario is the parking deck designs that are endless loops of alternating ramps. Those cannot ever be used for anything else.

Kell Hall at Georgia State University was such repurposed "ramped" parking structure; that is why the yearbook at Georgia State is called, "The Ramp Way".
