Dang, I think she should wait for another one to go on sale there, it seems like those go up for sale pretty often. I'm not sure of anywhere else in the Cascade area (as nice & conveniently located) where you can get a move in ready for $150, the prices have sky rocketed in the past year, I think last year those townhomes were going for like 99K. So if she really likes the area, just wait for another there to go up for sale.

If she is the buyer, she does not pay real estate agent commission fees. This is a big purchase and while she has obtained a real estate license, it sounds like she may be able to use the seasoned expertise of someone with more experience. An agent will run down links for her to crime stats, tell her the best places in town to get the most bang for her buck, etc. She has nothing to lose as buyer and everything to gain, I do recommend she find an agent that specializes in condos and townhomes and let them work for her. There are even things they would know such as which properties will be a headache to try to obtain financibg for bc of the health of the financials of the property. A good agent would have deep familiarity with that type of thing. I was going to toss out a few areas but I think that would be limiting bc there could be many more good areas in her price range. There are areas that are heating up in her price range due to neighboring activity. If she does not want to find an agent I will offer some suggestions but like I said she is cheating herself. Just bc you have a license does not mean you rep yourself. If she was a seller that would help save money but here it saves her nothing and she loses the opp for deep expertise. You heard the one about the lawyer who represents himself, right? This situation does not sound too far off.

I am curious if you'd mind sharing what areas you'd be looking to buy in if you were purchasing a home right now with the intent of staying in it for 5 years and then renting it out. Let's say you're in the $200kish range. What type of home would you be eyeing (condo, townhouse, SFH, etc.)?
