We've been considering a move to Fairburn and in particular the Lakes at Cedar Grove subdivision.

I'd appreciate any feedback positive or otherwise on how it is to live there...quality of schools...etc.

We are considering the DR Horton new builds so again if anyone has lived in one of their houses before I'd be interested in any stories...positive or otherwise.

We work in Downtown so I'm aware of commute times etc.

The amount of house you get for your money is a big draw but we know that we'd be giving up the perks of intown living. Anyways any help from folks that have made the move would be most welcome - thanks!

This neighborhood looks nice and is convenient to the airport and not too far from downtown, but is home to some of the lowest performing schools in the metro area.

I believe that neighborhood is zoned to Langston Hughes High school, which ranks in the bottom 10% of the state rankings. I realize rankings aren't everything, but school rankings significantly impact resale value and home prices in Atlanta. The other high school in the area is Creekside High which is also ranked near the bottom too. Both schools have a high level of poverty with about 75% of the students qualifying for free and reduced lunch.

If you are looking for great schools, go a little further south to Fayette County especially Peachtree City (McIntosh or Starr's Mill districts) or northern Coweta County in the Northgate district, or you could consider private schools. Landmark Christian is in Fairburn and Woodward Academy is just north in College Park.

Default The Lakes at Cedar Grove

I live in the Lakes and have lived here since 2009. Let me give you my sense of the pros and cons

Pros

* The lakes themselves and the landscaping are quite tranquil and great for your emotional well being. The vistas can be stunning. You will love this and your visitors will appreciate it
* 17 minutes to the airport
* 20 minutes to Peachtree City Parkway area
* Can be in mid-town in 30 minutes
* Large homes for the money
* Homes are appreciating nicely. Our home is up $80,000 in the last four years
* Safe neighborhood
* Friendly neighborhoods
* Quiet community
* Association fee makes sure that properties are well kept
* Very little traffic

Cons

*Poor public schools
* Little diversity, almost all black

Overall, if you are okay with the limited diversity and you either don't have kids or you are prepared to do private school or Westlake magnet program, the location is amazing.

Why when an area is majority black it's a con but when it's majority white it's ok/normal?

I don't think they meant it as a con, but as a commentary on diversity. If the OP prefers a diverse area then a super majority white or black area would be a con, but if the OP was looking for a predominantly black area then it would be a pro.

So that means that Peachtree City and East Cobb would be a con regarding diversity in many people eyes but have never heard it expressed as a con on city data, I believe that is what Larry X is referring too

Ironically, a few days ago, someone called me out for saying lack of diversity in PTC was a con, and the post was from several months ago.

The entire Cedar Grove area is gorgeous. I will say that everyone I have known in the area (both Black and White) have sent their children to private schools with Landmark Christian and Central Christian (North Coweta) being the most popular choices. They all seem to really love the area, though.

I think the major con there was the not so good schools, along with lacking diversity. The area may be nice, but with 75% poor (nothing against poor people, so don't start ) surrounding it would be a major con for people who value education. The school rankings would turn off most families seeking good schools and diversity.

Sounds good if school is not important to the OP (most likely don't have kids or not planning to). These two are major no-nos for my wife and I. These two things would send us looking elsewhere.

But makes up for it in safety, good property values and good schools. People will always have a gripe about something. Can't satisfy everyone.
