This area could use gentrification. Bankhead is not affordable working class; it's a dangerous, decrepit slum.

I've said it before, Hollowell in that area looks like a war zone that was never cleaned up. It's valuable land and needs to be utilized for things other than junk yards.

However, as all new development seemingly requires luxury level housing, I can safely assume none of this will be affordable for anyone that makes under 100k a year. That part, I loathe.

Best get busy building more housing, and removing the unnecessarily burdensome restrictions that keep that from happening, then.

The only way you're going to get cheap housing is to make it cheap to build housing.

That helps and it probably helps alot.

But there is also an issue of making every new development in the city luxury oriented. These "luxury" amenities are being forced on people. People think they are awesome, then they move in and hardly use it. By no means can I qualify for affordable housing. So my only other option is luxury housing. Or move out of the city. I hate both those options. Something needs to be available in the middle.

I don't see what's so hard in building more basic housing, even dealing with the current zoning restrictions. I get they're trying to mask the high cost of these regulations by adding useless luxury crap to EVERY SINGLE NEW DEVELOPMENT. But I think everyone understands housing is just going to be expensive right now. So knock a $100 or so a month off my mortgage or rent by leaving all these fluffy sounding things no one really uses out. I know it's not going to go down by huge margins without changes to the zoning code. But for now, stop essentially forcing me into a gym membership and club dues by choosing to live in Atlanta.

If they are spending $400 million to build 575,000 sf of Class A office and a 300 key hotel, and partnering with the likes of Populous, HKS, Kimley-Horn, Brasfield + Gorrie, and CBRE, it doesn't sound like they are going for cheap housing.

They've got the zoning to build cheap housing if they want to but that doesn't like the plan.

Per the BeltLine Inclusionary Zoning Ordinance:

The Atlanta City Council has unanimously approved legislation that will require developers building new residential rental units near the BeltLine to either set aside 15 percent of rental units for people making 80 percent of the area median income, which is $39,050 for one person, or 10 percent of the units at 60 percent of AMI, which is $29,280.

Developers could also pay a fee instead of supplying the affordable housing units. The fees would be individually calculated for each development.
