It absolutely is for a single person.

Just be open about where you are willing to live if you want to live alone or be open to roommates and you can live where you want.

So your bringing in around $2500 per month after taxes are taken out. Hmmmm....

You could find a $800-1000 one bedroom/studio off of the train line and be okay I guess.
Groceries about $300 a month.
Utilities $200.
Transit $120 a month.

Still have about $1000 left over for health insurance and stuff.
So I say yes, $37,000 is livable.

You can find plenty of 1 bedroom apartments in the suburbs for $750+.

Absolutely! That is around what I made when I started teaching almost twenty years ago. I bought a cute little red brick house in Morrow, Georgia (southside suburb) for $89,000. Still not recovered completely from the housing crisis, houses in that lovely, leafy convenient neighborhood are still around the same price and REALLY close to the airport and decently close to Downtown Atlanta. I would recommend this quiet, often overlooked community to ANY person looking to live "high on the hog" on a budget. It has great accessibility to Central Atlanta and the airport (like I just said), is quiet and mostly well kept, and has quality of life amenities such as access to MARTA, nature preserves (Reynold's), many city parks, a great pedestrian path system that winds through wetlands and woodlands throughout the city, and even Southlake Mall that offers Sear's, Macy's, and many boutiques (perhaps not everything you want, but mostly everything you need). Check out Morrow and the adjacent cities (going north toward Atlanta City Limits) of Lake City, and Forest Park, especially if working in Central Atlanta, southward.

You can do it. I was making 39,000 and even with a $500 car note I felt I had plenty of cash left over to have fun with.

Now I make 45,000 and always feel broke. but that is a different story.

Going "to your max" on a home loan is VERY BAD ADVICE in my opinion to a young man starting out. I know many who did this and have regretted it. Being "house poor" at any age is no fun, much less when you are young, unattached, and haven't had children yet. You would be MUCH better off buying a home around the lower to even mid range of your budget so you have a "healthy cushion" to literally "play" (trips, cars, helping out others) with. Remember: Your first house likely IS NOT your last house. It is a stepping stone. Find a moderately priced place, live in it for several years, sell it and trade "up". Best of luck to you.
