But really....what about like a Smyrna? Is I-285 on the west side to this area routinely terrible? I don't know, I'm just guessing maybe not as bad as 400 and I-285 east, which I know totally sucks pretty much always.

Peachtree Corners, maybe? But I think $240k may not get you too far there.

It's tough, so I'll give the same advice I always give in these types of situations: rent for 6 months to a year when you first get here to see what you can tolerate and what you can't. That may save you from making a huge mistake.
You may want to look a little further out in Gwinnett County, beyond Peachtree Corners. The 400 North corridor is just crazy.

Smyrna does sound like a better option. I drop my child at school in the Vinings area in the mornings from the Dunwoody area. I leave my house at 7:00, drop him around 7:35 and am generally back in Dunwoody by about 8:15 unless the traffic is super bad. Traffic gets exponentially worse the later you wait though. If you leave Smyrna before 7:00, you should be able to zip to Perimeter in 30 min. once you're on 285.

$240k is not going to get you into Smyrna and especially Vinings. Both are too close to the perimeter.. maybe a townhouse in Smyrna, thats about it though.

GA 400 has really gotten pretty bad and experiences a rush hour in both directions during peak hours, especially the evenings. Quite freakish... However I-85 is completely hopeless unless you have a PeachPass or really know your back roads (there are options but require alot of turns) as not only will you sit in traffic bumper to bumper about 7 - 11 MPH from GA-316 all the way to I-285.. ..you also have to sit in I-285 all the way to Dunwoody...

To the OP, There is really no way around traffic in this city.. ..Cumming is your best bet and it will take approximately 45 minutes to an hour. Canton will take an hour and a half to two hours. If you come here expecting to put a limit on your commute times (no more than 1 hour, ect).. you will be in for a big disapointment. This city is far too sprawled to have those kind of barriers and you can't always live near where you work. I have had commutes here ranging up to 60 miles one way..what did I do? I left at 5am and got to my job at 6am, and slept in my car till 8am.
