All of that would still require careful planning. You can't just pop a 40-story building on top of an underground station.

Unfortunately, it would cost a fortune to move everything north. All CIM needs to do is leave the ground level alone. They are proposing a massive parking deck that needs to lose it's lower level.

What happens at the Gulch if Amazon doesn't locate there? Does it keep on being the Gulch?

I imagine CIM will push forward with some kind of development, but it will be massively scaled back.

CIM has been talking about developing the Gulch long before Amazon announced their search. I recall that one of the selling points to the mayor giving away tax dollars to renovate Phillips Arena is that it came with a commitment from the Hawk's owner that his brother's company (CIM) would develop a large scale multi use entertainment destination.

I think their plans may have evolved from an entertainment focused development to more office space focused w/ Amazon now in the hunt. But if Amazon goes elsewhere, they will still develop the Gulch. The demand for office space in south Downtown will grow as Newport's development comes online and the are becomes much more desirable. CIM has reportedly purchased the old Southern Railway building and all the ground level commercial of the Castleberry Point development. The area is going to see major growth over the next decade regardless of Amazon
