I am wondering what your thoughts are regarding the area around N Peachtree Rd and Shallowford (ITP) in Chamblee. It is not that close to Buford Hwy which is good, but I am having some reservations. There is a new development of townhomes being built there that is within my budget. I just need to make sure that it is a safe area, a growing area and an area without crazy traffic.

Awhile ago, I asked about Brookhaven and I was set on getting a place there, but it is a little expensive for me at the moment. I love everything about the North Brookhaven area... Is it safe to say the area I'm looking at in Chamblee is similar?

No kids yet, but will have some in the near future so I would like quality education as well.

The area that you are inquiring about is a nice inner-suburban area of mid 20th-century homes.

The area is somewhat similar to the area that you like in North Brookhaven, but is slightly less-affluent.

Crime is not non-existent in the area, but it is not a major issue. Though it is a heavily-developed mature inner-suburban/post-suburban neighborhood in a large major metro area, so you will need to take common-sense precautions like in any large major metro area (...like always locking the doors to your home and car, etc).

Because it is a heavily-developed area where new higher-density developments are still being constructed on metro Atlanta's extremely heavily-developed and heavily-populated Northside near at least 3 of the largest employment clusters in the Atlanta region (Perimeter Center, Peachtree Corners/Norcross, Buckhead), the area that you are inquiring about in Chamblee (near the intersection of North Peachtree and North Shallowford roads) is an area that experiences very heavy traffic during peak hours like much of the rest of the Northside of metro Atlanta.

The local elementary school (Huntley Hills Elementary School) is an ultra-diverse school whose ultra-diverse socioeconomic makeup can be a drag on academic scores, but gets exceptionally high marks from parents and is extremely highly-regarded by the surrounding community that the school serves.

Both the middle school (Chamblee Middle School) and high school (Chamblee Charter High School) that serve the area have significantly higher academic scores and both do an excellent job at serving an increasingly extremely ultra-diverse (racially, ethnically and socioeconomically) community.

Overall, Chamblee's stock is rising significantly because of its prime location on metro Atlanta's ridiculously amenity-rich Northside that provides good access to major regional employment and activity centers like Perimeter Center, Peachtree Corners/Norcross and Buckhead.

Chamblee is an excellent option given all of the great amenities that the area provides good access to on metro Atlanta's ridiculously amenity-rich Northside.

I mostly agree with Born 2 Roll its a great area but the specific area/intersection of N Peachtree Rd and Shallowford that you asked about has a LOT of criminal activity. The apartment complexes have a lot of bad actors and the gas stations near the I285 entrance ramp have drug activity. Check spotcrime for a list of crime stats.
Beazer and another developer are putting 500K townhomes in there and the area is gentrifying significantly but be careful on apartment complexes, do your homework.

I do have to point out the fact that practically any aging, declining apartment complex ANYWHERE in Metro Atlanta, including affluent suburbs like Sandy Springs (Roswell Road corridor) and Roswell (Holcomb Bridge Road area) have issues, still there are many nice neighborhoods nearby that are quiet and desirable.

The area has been stable for the last 20 or so years and is now seeing a boom in development with the new townhomes you referenced plus the Taylor Morrison SFH development a little closer to 285 at Perimeter Park. Most of the crime is contained within the older apartments and the gas station at the corner, but the restaurants along Savoy are busy with patrons and it's only going to get better. There are occasionally car break ins in the neighborhoods but the residents are vigilant against it (giving police Ring video etc.)


It's a fantastic area for access. You have multiple routes into town and a Marta bus route to Chamblee rail station.

I'm assuming your talking about N. Peachtree and N. Shallowford?
That's a nice area with good public schools. The community is actively involved in the schools as well.
There's plenty of retail, food, an urgent care clinic, Murphey Candler & Blackburn Park are nearby as well.

(There are a lot of car dealerships nearby on Peachtree Industrial Blvd, if you care about that ? The traffic on P.I.B. can get bad during lunch and rush hour but there's cut thru streets you can use)

There are several older apartment complexes along N. Shallowford and N. Peachtree, as well as newer complexes built on nearby Savoy. The single family homes in the area are well kept nice homes.

As far as crime goes, as long as you lock your car doors at night - you should be fine.
