Hello, we are moving to Roswell and have been looking at homes near the Chattahoochee River. Specifically we have looked in the Northcliff neighborhood and several others that you access off Riverside Drive. I imagine when the river floods that Riverside does as well. My main concern is how high up does the water get and if you are in a neighborhood that is elevated such as Northcliff should you have any concern of flooding in your house or neighborhood. I understand that if you are the same elevation as Riverside there could be flooding. Just wondering if most flooding is limited to Riverside or does it go up further. Also, is this a yearly occurrence or less frequent. Thank you.

I don't think it's a yearly occurrence at all. The last time I remember major flooding was 2009. Looking at the link, Riverside floods in 1% floods, and Northcliff might get some high water very near a stream in a 0.2% flood.

Lived very near Riverside Dr in east roswell (east of GA 400) for about 7 years. I think I saw it flood once. Drought is typically the concern in the Atlanta metro from year to year

Not much can be built close enough because of the buffers and the Metro River Protection Act (MRPA), which take into account topo, but also the soils, tree cover, etc. Certainly no new developments really come close to the FP or very sensitive areas.

You should be able to zoom to the actual property/lot in the map and see where the 100 year flood line is. Not sure if it’s the same link already shared in this thread. I used it before buying a house on a lake.
