The land can be used for other purposes while setting aside space for potential transit. It's not an either/or, black or white thing.

What would be in it for a developer to agree to such an idea though, other than *maybe*, 50 years from now, it will be sorta/kinda feasible to connect commuter rails with their project?

I'm sure if CIM thought there was ever real likelihood of commuter rail happening in the near future and it benefited their project, they would have kept it in their conceptual plans.

There doesn’t need to be an incentive for the developer. The state can simply sell the land that isn’t needed for the MMPT and keep the land that is. Developers will still gladly pay good money for the land because it is prime real estate right now.

Yeah, because even though it's possible that CIM was going to do other things with the property, the timing of it makes it very likely that this is Amazon-related. I had thought that many people have put through plans for the Gulch over the years that have never materialized. The fact that things are materializing right now suggests there is a concrete reason for it happening now. Amazon seems to be the missing piece to this puzzle.

Yeah, because even though it's possible that CIM was going to do other things with the property, the timing of it makes it very likely that this is Amazon-related. I had thought that many people have put through plans for the Gulch over the years that have never materialized. The missing piece of the puzzle is that midtown land prices are extremely high and downtown is more reasonable. That's causing investment to flow south again. See e.g. Underground Atlanta, Newport Group's South Downtown projects, etc. CIM wants in on the solid tourist market around Centennial, CNN, GWCC, etc. and they want in on this cycle of investment downtown. I'm sure they'd love to develop the Gulch for Amazon because Amazon is an easy single buyer, but I don't think for a second that CIM is driving this deal now just because Amazon has said privately they're coming to Atlanta. CIM wants the Gulch no matter what. The timing is simply a matter of finally having convinced all of the right people to let the property sell.

But things have been this way in Downtown for some time. I just don't see someone taking on a project of this magnitude without a very concrete reason. I'm not saying that it's not possible they were going to buy the property for non-Amazon related reasons, but the secrecy behind their plans combined with the timing seems way too coincidental for me.

The same politicians who are willing to sell everyone's first born child to get Amazon here are also simultaneously working on a sweetheart deal for their buddies based on the assumption that Amazon is not coming here?
