Existing are relatively poor land use all things considered. Sure, some retail, but both decks could house hundreds (or thousands) of people for residences and jobs instead of cars.

The mayor and governor do their "shady stuff" to land the companies. The governor definitely has no reason to be involved with details of urban design when it comes to new development, and the mayor really doesn't either unless it's an especially bad design being proposed. Again, the Midtown Alliance would simply be doing it's job--what it has always done--as far as making recommendations on the amount of parking proposed for new development. The Alliance's job is to guide development but as arjay stated, it has no power to actually approve or reject designs.

Converting something with ramps and low clearance won't make a good residential or commercial space. Just look at Kell Hall on GSU. We can reduce the cost to Cousins by them utilizing the existing parking garages and reduce the cost of future redevelopment as well.

I'm talking about imploding the existing structures, not repurposing them.

That's wasting even more resources, than just utilizing them for parking for this development.

Probably because NS would understandably want to own its own parking garage to guarantee parking to employees. When you lease parking from another company, you have to go through contract negotiations every so often and if they decide to sell the building to another developer who doesn't want to continue the agreement, or wants so demo the building, then NS would be out of luck.

A company this size isn't going to take chances with parking. They are going to own it.

Then buy those parking garage(s) rather than spend $39.4M on a 2000 space parking garage.
