Looks like the Beltline has driven up not only housing costs, but the price of doing business has spiked as well.

Quote:
In a word, the Beltline’s effect on office and retail leasing along its built stretches has been drastic, according to an analysis released today by CBRE, a leading global commercial real estate services and investment firm.

To gauge “The Beltline Effect,” the company analyzed average asking rents for commercial and retail spaces over the past five years, dating back to 2013. The Beltline’s popular Eastside Trail officially opened for public use in October 2012.

The most pronounced change has come with office space along the Beltline, where rents have jumped by a staggering 70 percent in five years.

Anytime an area becomes more desirable it becomes more expensive. That’s just common sense so it’s not surprising.

News Flash: Nice thing increases demand.

Here is hoping we make progress on loosening rules limiting density to give some price relief.

It's almost as if there is demand for areas with walking, biking, and transit access.

You get price relief because there's less demand to live like sardines. You can increase supply but it will not be an increase in the same lower-density housing as originally planned.

Flaw in the logic of people trying to "teach a lesson in Econ 101". You can't increase supply without increasing density building on a fixed size lot. Math vs. econ. Econ is theory. Basic math is not.

Now the question is, will we see a similar effect on the SE, SW, and NW sections of the beltline?

There's plenty of studies showing the impact on housing costs from the BeltLine even well before any construction or design work occurred. I'm positive there has been noted impact on retail and office ppsf as well.
