Closing are up 10% year-over-year as of March 2019, compared to being up only 5% on the Northside.

Despite the relative abundance of undeveloped land, the biggest difficulty builders are facing is with the price of land being so expensive (because of speculative investors and multi-generation families trying to cash in on proximity to Atlanta) combined with other macro-economic trends happening at a national level such as a historically severe labor shortage and historically high material costs, they can't justify building homes that are in line with what the market on the Southside demands (under $250K), which is severely limiting supply.

Months' supply of existing homes (a "normal" market should have a 6-month supply of existing homes):

Clayton: 1.9
Henry: 2.1
Coweta: 2.4
South Fulton: 2.4
Fayette: 3.2
Butts: 3.3

My buddy sold his 80+ family farm in N. Fulton with Chattahoochee frontage for a ton of money.

I remember being in the field at night when Hale-Bopp comet was overhead. No light pollution back then made it a special night.

Now North Fulton is super developed and changed forever

Time marches on........

Technically, it's been a part of Metro Atlanta for a while according to the US Census.

There's a significant amount of commuting between there and Henry County.

NoFu is developing into some of the premier suburbs in America. The top end of 285 and the 400 corridor is on fire. If Dunwoody does go forward with High Street, I don’t see another suburban region in the Southeast coming close to North Atlanta in our lifetime. The jobs, the wealth, the amenities, the QOL, not to mention two huge edge cities is just stupid.

Understood. At one time it was Ocee Community, then Shake Rag, now John’s Creek.

Very nice but also nice to remember it back when

Not buying it. My home for sale for 52 days and recent price drop of $329000 under comps. I’m in gated community huge home but subdivision so small yard
