They are better than foreclosure..
They are better than filing bankruptcy...
They are better than staying the course if you are upside down...
The people who advocate against them don't know how to do them...

They are not better then staying the course if you are upside down. If you cannot make payments, have no job, no assets and will lose your house to foreclosure that is one thing but if you want a short sale because you are upside down in 2010 please reconsider. When you signed for the loan you agreed to pay it back whether the property went up or down in value

Quite frankly those that do short sales or foreclosures should not be buying a new home for years anyways.
