I'm not sure it's that simple. Take your typical mansion sitting on a huge lot in Cascade, Ansley or Druid Hills. Do we really think that if they are broken up to build highrises, there will be more affordable housing?

Which mansions that exist there have been torn down to build a hirise high density housing.
What is more affordable, a 2 million dollar house or a 400k condo to most people?

I don’t know Cascade or Ansley but the “hills” part in Druid Hills means you can’t realistically build large multifamily dwellings or high rises in most of the area.

I agree with you. Besides, if you work from home, you can deduct your "home office" expenses from your taxes. That's a nice little subsidy in and of itself.

I don't think it's notably hillier in Druid Hills than it is elsewhere in the ATL.

Emory Point?

Druid Hills is (or at least was last I checked) zoned multi-family, but the historic district prevents that.

Well if its a high rise, it serves a very limited market. Of course with 50x100 lots, you can put 34 homes on 4 acres (ignoring streets).
