Um no. It’s why I don’t even fool with attempting to invest in a rental property. The rules here favor the tenant and it’s not even close. The eviction process is full of loopholes and the tenants know how to exploit them to make it as difficult as possible to have them removed. Some people like to brag about their rental properties but for me it isn’t worth the headache there are other investment vehicles that don’t come with the nightmare.

Wait, are you two serious? GA has some of the best landlord laws in the entire country. Are you two even RE investors?

Just because GA’s less adverse doesn’t mean it’s still good for landlords. But you’re right, I know landlords in NY and the laws there are ridiculously tilted towards tenants.

Uhhhhhh maybe because it's theirs and not the renters? My in-laws lost a property during the Great Recession due to terrible renters who forged documents and at the same time them going through a life event which depleted their savings.

I have one section 8 rental. It is for a 1bdm condo that rents for $1400/mth in midtown. I think its ridiculous that this program allows so much money to be allocated to one beneficiary. A family could rent a decent house for that amount.

For all my other rentals I request 3 months at signing. 1st, last and deposit. Not interested in folks who cannot pay that amount.

Wow! I'm not a RE investor and don't plan on becoming one but the situation looks pretty tough for tenants who miss a payment.

This seems like a pretty interesting program. If Cincinnati of all places have benefitted, I wonder what it will look like here. Seems to me that while this is considerate of less cash-flush folk who search for housing, all these overpriced and new apartments in-town might get a shot of life, too. In more ways than one—so, so many new and empty buildings.

I'm not sure if people that design this kind of thing are just clueless, or if it's pure pandering.

This is going to increase rents, increase the cost of doing business as a landlord, and decrease the accessibility of property to marginal renters.

You can't expect to give tenants the ability to not be personally responsible for damages to a property they occupy and have the end result be anything other than more damage to tenant occupied properties (which landlords will offset through a combination of increasing rental costs, decreasing availability of property, and increasing stringency of tenant screening.

As a landlord myself (property is in another state), if I were told I had to take these policies and couldn't refuse to rent to someone who can't put down a cash deposit (which would be my preference) I'd simply increase my reliance on proxies for financial responsibility.

Right now, all I really care about with a credit screen is that you've paid your bills and haven't filed bankruptcy. If this is in place? Fine. I'm only renting to people with >750 credit scores.
