4th gen Atlantan here, and my perspective is that I am thrilled about ADUs. Partner and I hadn't began plans yet, but we always wanted to get one so that our immediate elderly family wouldn't be pushed out. We also live on a massive lot and future home renos don't have McMansion aspirations. We'll see what happens with it.

It is a breathe of fresh air to hear someone from the city finally acknowledging the problem of simple supply.

However, as you scroll down their report/story map it goes right back into the problems....

The huge mass of 'conservation area' in the city.

It's the central city of a 6 million person region. They have to better find ways that intermix small apartments and smaller condos throughout many conservation neighborhoods in the city and build them into their character, while not solely depending on creating 2 unit houses and larger condos or apartments in core areas.

They need to take the 'conservation areas' and create areas of no-change, smaller apartment/condos, medium apartment/condos that intermix near neighborhood centers. This will also foster more neighborhood retail many find appealing. But that means the cold hard fact is they will have to face that parts of some neighborhoods have to change

Some interesting notes. Atlanta is the 316th most dense city in the US.

"... In 1940, Atlanta was 35.2 square miles and had a total population of 302,288. Atlanta's 1940 population density was approximately 8,588 people per square mile, nearly 2.5 times as dense as the city was in 2018...."


What I find Atlanta is lacking is townhomes and condos. Its got plenty of the 4+1s.

Says the original zoning plan in 1929 only had 4 zones. Last I checked it was over 40 types of zones.

Looks like over 80% of the city is excluded from much change with the conservation zones.

They need to not be so quick to get rid of parking minimums. Inadequate parking leads to lots of hassles. Do we really want the city to get into street parking permits for residents and add another bureaucracy? Pretending most people don't get around by car doesn't change the fact that they do. You can certainly look at the minimums, but you have to understand getting rid of them comes with a cost. You have developers adding inadequate parking and harming the business or lives of people who have been more responsible. Friends don't come to visit because they have to park a half mile from your house. And may not be able to get out of the parking spot when they leave. Or people partially block your driveway.
