How long do roofs typically last in the Atlanta area? I know there are many variables to this like roofing material, build quality, weather events etc. but when do people here start considering replacing their roofs? 15 years? 20? etc. I'm looking to buy a house here that has a 15 year old GAF architectural shingle roof. The home inspector says it has a few more years left on it but I'm thinking maybe it should be done now. According to the homeowner nobody in the neighborhood has yet done a roof. I tried searching permits online for other houses in the neighborhood to see if they got a new roof and it does look like no roof permits for any of the surrounding houses have been pulled.

Permits? I don’t know anyone that pulls a permit for a new roof. I didn’t when I replaced my 18 year old roof 2 years ago.

As to age, you’re right, there are a lot of dependencies.

My inspector said “nearing end of life” but due to a small leak and the desire to get the mess done before I moved in I did it then.

Generally 20 years is a rule of thumb.

I got a new roof about 2 years ago. If a permit was needed I didn't know about it and it didn't show up on my itemized estimate, statement or receipts; I went through a reputable company.

Our roof is supposed to last 30 years. Older roofs last about 20 years max but there are various factors at play.
