If location is the highest priority, and you and your family can work with a 3 or 4 bedroom townhome: I would try to find a townhome as close as possible to the intersection of Peachtree Parkway and McGinnis Ferry Road in either the Lambert or Northview school districts. There are several townhome communities on or near each of these roads within a few miles of this intersection.

For example, I would consider this end unit townhome with 4 bedrooms and 3.5 bathrooms. Given your wants and needs, the location is as good as it gets: there's a huge South Indian community in the area, SuVidha, Patel Brothers, and IndiaCo are all less than 5 minutes away by car, Walmart is less than 10 minutes away, it's in an "A-rated" school district, and it's less than half an hour away from several Hindu temples as well as Alpharetta's IT/Tech jobs (and Costco).

If you need a bigger home, or a single-family home, you could look into surrounding areas in the Lambert, South Forsyth, Denmark, and West Forsyth High school districts, where you may be able to find a decent single-family home for $550k or less. All of these districts have large South Indian communities, except for West Forsyth. However, the South Indian community in the West Forsyth district is growing quickly, and West Forsyth will be like the other districts in a few years.

If you want or need a brand-new new-construction single-family home: I would look into the new Encore neighborhood in Duluth. While Duluth is not at the heart of Atlanta's South Indian community, it is very close to it, and nearly half of the buyers in Encore are Indian. Encore is about 15 minutes away from IndiaCo, SuVidha, Cherians, Patel Brothers, Walmart, Costco, and a few Hindu temples. Alpharetta (IT/Tech jobs) is less than half an hour away. Also, it appears that a small Indian grocery store (Jyoti Grocery) will be opening across the street from Encore next week. Additionally, Encore will connect to the new pedestrian bridge across the Chattahoochee River, which itself will connect to the under-construction Cauley Creek Park in Johns Creek (which will have a cricket pitch, among other things). Unfortunately, the schools that serve the Encore neighborhood (particularly Duluth High School) do not receive top ratings.

I would not recommend Woodstock, unless you prioritize living in a good-quality new-construction house over all else. While there are Indian grocery stores in the area (SuVidha near Town Center Mall and Patel Brothers -- opening soon -- near Town Center Mall), the Indian community in the area is quite small. Additionally, there are no Hindu Temples in the area, and the schools are rated a bit lower than those in North Fulton/South Forsyth. If you do decide to move to this part of Metro Atlanta due to lower costs, I would instead pick an older single-family home in the higher-rated Lassiter or Pope school zones, which are also 15-20 minutes away from the Town Center Mall area (where you'll find SuVidha and the future Patel Brothers).

I believe that this area -- and the "Avignon" subdivision you appear to be looking into -- would be a good option for you and your family given the criteria you stated in your initial inquiry. If you like the house and can afford it... I say go for it!

- This area of Cumming is quite safe and very family-friendly.

- The Indian community in the area is small, but growing rapidly. This area is only a few miles north of the much larger Indian community in South Forsyth (along Windermere Pkwy in particular). About 75% of the recently-constructed homes in this area have been purchased by families of Indian heritage, so if you were to purchase a home in this particular subdivision, it's very likely that you would have several Indian neighbors if that's important to you and your family.

- The schools you named are rated highly... though not at the very top of the ranking like South Forsyth or Lambert. The primary reason for the schools' slightly-diminished ratings is a higher population of low-income and Spanish-speaking immigrant households -- a subgroup which typically performs less well on certain metrics, such as standardized tests, which are used to determine school ratings. Realistically, the quality of education your kid(s) will receive will not be significantly different than South Forsyth High School, Lambert High School, etc. (which is to say that the schools you listed are probably very good).

- This location is super close to Costco, Target, Walmart, and more. Nearly everything you will ever need will be within a 10-minute drive or less. You really could not do much better in terms of proximity to stores (for a suburb). It's also very close to Highway 400, which means you can get to Alpharetta in as little as 20 minutes without traffic. Unfortunately, there is no Indian grocery store in the immediate area: there's a very small Indian grocery store called Om Market which is about 10 minutes away, and there's a much larger and brand-new Indian grocery store called IndiFresh which is about 15 minutes away.

I completely agree with DoubleZ OTP that the area in question is a good option (very good option) for the OP’s family in an amenity-rich area (in Cumming and Forsyth County) with a rapidly-growing Indian population that is quite safe and very family-friendly.

Though one important thing that probably should be noted is that the Indian community in the area in question doesn’t appear to be all that small anymore.

As of October 2022, Asian students made up just under 29% of the student population at Mashburn Elementary School and Asian students made up more than 40% of the student population at Lakeside Middle School.

So the Indian population in the area already appears to be quite large and looks to be rapidly growing towards eventual numerical dominance in the area.
