Hi.. We will be moving to Atlanta soon and looking for houses in Marietta (East Cobb)
It’s almost impossible to find a house with master bedroom on the main floor. Is there any specific reason for that?

There are a few factors that come to mind which could explain the rarity of master-on-main homes in East Cobb:

1) The master-on-main floorplan is a relatively-recent trend which started to become more popular beginning in the early 2000s. Prior to that, there was more demand for homes with the master bedroom on the same level as kids' bedrooms -- typically the second or upstairs level. Given that most homes in East Cobb were constructed between the 1960s and the 1990s -- when master-on-main homes weren't very popular -- master-on-main homes in East Cobb are rare.

2) The topography of East Cobb consists of rolling hills, forests, and streams. There is very little flat land. The overwhelming majority of homes are on slopes and therefore require multiple levels or stories -- at a minimum one level plus a basement, but two levels plus a basement is more common. Multi-story homes cater to master-upstairs floorplans.

You may have better luck finding an in-budget master-on-main home just to the north in Cherokee County, where most homes are newer (built after the year 2000). To my knowledge, there are many subdivisions in the Highway 92 area of southeast Cherokee County (River Ridge High School zone) which have master-on-main and ranch-style homes. I believe that the Hickory Flat area has many homes like this as well, if you're willing to go even farther north.

Other areas of Metro Atlanta which have flatter topography and newer homes may be worth considering as well. Grayson, for example, has lots of newer master-on-main ranch-style homes.

I live in east Cobb and know the are very well, so please DM me if I can help in any way.

But the answer to your specific question comes down mostly to timing of the home buildout in this particular area
