Can anyone tell me how long the commute from Marietta (Bob Cox Rd & Dallas Hwy) would be to the Cumberland Mall Area (around I-75 & I-285 junction)? I have been searching all the forums, but most of the commutes are to the downtown area.

Also, is this area in Marietta, a nice place for a family to live? I am relocating to Atlanta due to my job and have 2 children.

On an "average to good" day, maybe 40-45 minutes to be safe. Some days you'd average a bit better, others worse. Traffic in this area in growing with each year as more and more folks move out into the Western burbs, and it's kind of a crap shoot. Sometimes you can semi-breeze through these areas and other times for no real reason whatsoever traffic is twice as bad as the day before at the same time.

Plan for more rather than less. If you get a job in Cumberland, for a while leave your house a full 1.5 hours early. Then adjust accordingly. The boss will never get mad if you get to work early.

I make this drive every day. Barret Pkwy and Dallas Highway to Mt. Paran. My drive is usually 40 minutes exactly. If I leave my house at 7: 50 during the school year I will be at my office by 8:30. I've never had it take longer than 50 minutes to or from work. Though I think you may have to add on an extra 15 minutes or so to get from Barrett Parkway to Bob Cox. I know I'm always happy to get to pull off of Dallas and miss that traffic.

I think if you give yourself an hour at first you'll be fine. Its great during the summer... I get to work in 30 minutes tops.

Why aren't you looking for something closer to Cumberland, like East Cobb (around Power's Ferry) or Vinings? If it's about schools, you can get in good school zones in both. If it's about cost, well... Then you'd need to go for a smaller place but places off Barrett Parkway aren't much cheaper from what I recall, until you get over towards Powder Springs.

Depends on the time of day, but I do it in rush hour at varying times from 6am to 8am, and it takes me about 30 min when I leave earlier earlier and maybe 40 min later, From Barrett Pkwy down Burnt Hickory Rd to Polk St to S Marietta Pkwy to Atlanta St. to S Cobb Dr. to Cobb Pkwy to Cumberland.

Thanks for all the responses. And to answer your question, Net Dragon, it is about cost. We want a fairly new 4 BR, 2 bath single family home for under $300K. I don't believe this exists in East Cobb or Vinings.

Yes there are, $300k will give you some options. I know for a fact that there are older 4br contemporaries off Cedar Cliff Dr in Smyrna (near Ridge Rd) and also in neighborhoods off King Springs in the high 200s if any are on the market right now. You can get that even for newer homes if the sellers need to get out quick. Our 4 br 2.5 ba with basement in a swim/tennis community right off Camp Highland and right out side of Vinings in Smyrna was $294k (down from original listing price of $320k). Additionally, we passed up a lot of homes that were even less with 4br because they weren't in swim/tennis communities, etc.

Sure, you won't have many options, but you definately can do it. I'd shoot for the King Springs school district in Smyrna if you can. Are your kids in elementary or middle school?

Other examples are Bentley Park off Concord Rd. That neighborhood is comparable to the one we are in.

My oldest child is in elementary school. From the research I've done so far as well as the information from other posts, it seems that Smyrna does not have great schools. The school you mentioned, King Springs, is rated 6 on greatschools.net. The school in the area we were looking at was rated a 9 on this site.

And I forgot to mention, we also wanted a basement.
