Real estate people here... When do you think would be a good time to buy an investment property in Lovejoy? When they break ground on the commuter rail line, when the line is complete, or later?

If I did it, my target would have to be a small low-end property. Obviously, the return-on-investment for a property like that wouldn't come about until they really start cramming in things there. How long does that usually take? 3 years? And how soon after would investors already snatch up everything in sight?

There are some really good prices in Lovejoy right now (at least from my perspective). I'm thinking something just outside of Lovejoy, in the direction of a lake where developers may someday cluster expensive houses may be a good bet, but not Spivey Lake since it's already too built up and expensive and is close enough to ATL it won't benefit as much from commuter rail. Maybe Lake Cindy? There are homes around there for under $100k.

Who knows the area enough and also knows enough about real estate to predict what areas may be best for investment around the commuter rail?

I don't know Loveloy but feel it may be better to buy something on the Southside near Marta or the proposed Beltline on the southside part. Everytime I get the train to the airport things seem to be a little bit better especially around college park/hapeville.
