I'm moving into a house right on the edge of the city of Decatur -- between Decatur and Avondale Estates. I was wondering if somebody could tell me about this area. How is the crime, etc?

Default city of decatur/avondale

The Decatur side of Avondale seems relatively safe, and gets worse as you head east from what I hear. Most of the crime is car breakins, and some home breakins for flat screens/plasmas (especially those visible from the street).

Both Winnona Park and Oakhurst have email lists which folks have posted to in the past re: breakins, etc., I'm guessing Avondale has a similar list too.

Aside from the crime discussion - I hope you enjoy the shops and restaurants in Decatur and the wonderful Dekalb Farmer's Market! Some of our favorite spots are the Universal Joint, Sun in my Belly (for breakfast), Taqueria del Sol, and the 5th Earl Market.

Thanks. I'm really excited about the move, because I'm only about a mile from downtown decatur. But, I just wanted to make sure that the area was safe. Can you tell me how bikeable it is?

Also, is it pretty liberal?

Very bikeable around the city of Decatur, and very liberal with a healthy dose of hippie between the communities of Decatur and neighboring Lake Claire/Candler Park. Marta access is nice to have as well! You have chosen well!

If you are only a mile away from downtown Decatur then you are probably fine. We are three miles away and feel okay. While living in downtown Decatur would be nice, we'd have to spend 50% more for the kind of house we bought.

I see on a couple of realty sites a few properties I would be interested in looking at. However, they are in Avondale Estates near Scotdale less than a mile from 285. Is it worth a look?

You definitely would want to drive around and check out the area. I live in Scottdale and love my subdivision, but there are places within walking distance that are not nice at all. What price range are you talking about?

We're looking at fairly new housing (last 5-8 years) in the high 300 to mid 400 range. The location is along 3rd Avenue between Rockbridge Road and Chestnut St.

I looked at this presentation (http://avondale.eureka-interactive.com/files/docs/Downtown_Development/CenturyAG%20Pres%2007-1009.pdf - broken link) and read about the downtown development plans on the Avondale Estates web site (http://avondale.eureka-interactive.com/index.php?p=61 - broken link) and it looks promising. I guess the question is how much of that redevelopment has happened since October 2007 when the presentation was made.

Google street map shows the block has a lot of new housing. Just thought I'd get some local opinion.

Downtown Avondale Estates already has good bones; really, it's at a better starting place than the Decatur business district was when it started its' gentrification plans. MARTA, along with some very misguided development (both public and private) pretty much eviscerated Decatur's original downtown, but they have made good with what was left.
Avondale really has a strong and unique identity with its' charming Tudor style, not to mention an interesting history. I know quite a few former Decaturites (including the previous owner of my home) that have flown the coop for Avondale, so there is a great deal of faith out there in it's future. Who knows, it may very well become more desirable than Decatur in the near future.
