I'm assuming they have a presumption of a market for the condos. We'll have to see. Coincidentally though, the Cornerstone development in downtown Lawrenceville is 60% sold or under contract and their price point starts just a little higher than this project. Always something to ponder...

And how is this supposed to fit into the surrounding development? What else is there to attract people with enough money to live in a highrise condo?

I'm being told this is all marketed to the Asian community. Korean friends are telling me that the greater Korean U.S. vibe is that Atlanta - and Gwinnett in particular, is the new "It" place.

I'm not sure if anyone remembers, but it was announced a couple of months back that a major Seoul dept. store was remaking the former Macy's space at Gwinnett Place.

Just sit back and watch. This is going to be fascinating, and we are basically witnessing the morphing of our city right before our eyes.

You hit it, Gwinnett Place / Duluth is now known as Koreatown. The condo's have been under review for over a year and the development corporation is Korean backed. The Gwinnett Place Mall in the near future will offer another expansion of Korean businesses that add to the many on Pleasant Hill Road, Shackelford, Satellite, etc.
I have worked in the Gwinnett Place area for over 4 years and have worked via the office there for over 8. During this period you could see the changes, from a nice walkable community, to crap, and now turning back to a nicer community. A good example is the H Mart, also Korean owned. It's nice, and so clean you could probably eat off the floor.
The condo's? Go for it as Steve Reynolds/Shackleford will benefit. The bad? Will be the traffic issues as the only northbound 85 exit is Pleasant Hill, which is bottlenecked now as Steve Reynolds, also bottlenecked, only has a southbound lane.
Rail? I doubt you will need it as the Asian community in this area grows, they do not seem to have any interest in heading south into the city, but north as one can see the increase coming into the Dacula Hamilton Mill area.

Price, from what I understand will begin at 300K and up.

This a smart move and a good direction for the Gwinnett Place area. The Korean community is huge and growing in that area (and so is the Indian population). There are so many Koreans and Indians stretching from eastern North Fulton/Johns Creek to Duluth down to the Parkview area.

I envision (and I've said it in another thread a while back) Gwinnett Place Mall (and area) becoming a Korean (and Indian) Stonecrest.

Let's hope it is nice, renewed, and safe at the end. A Stonecrest fine, right now Gwinnett Place Mall is more of a Tombstone than a Creststone.

The Gwinnett Place Mall area is a TERRIBLE place to consider putting anything! That area has been drastically going down for the past years and most businesses have moved out of the mall and also out of the Duluth area as the newer areas are north of Duluth (Suwanee and Buford). And why in the world would anyone think high rise condos would be successful in a rural area in Gwinnett County?? "If" this project ever happens it will be a total failure.

Quite the opposite, yes you are correct about Gwinnett Place Mall. Within the last 2-3 years it became more of a Gangland than shopping Mecca. Businesses in the surrounding area were moving out, restaurants closing from Steve Reynolds to Sugarloaf Blvd, and in our location our female employees escorted to their cars in the after dark hours.
With this said, in the past 12 months there have been some changes. A few new restaruants in the area, businesses moving into the high rises on Satellite with a Merck subsidary HQ based in two, more businesses moving into plaza's on Commerce Blvd, and a "cleaning" if you will happening along Pleasant Hill West. Most of this is due to the influx of the Korean population.

As far as the high rises, they will be built off of Exit 103 Steve Reynolds, which is hardly "rural" Gwinnett. Actually, with 800,000 people packed into a 232 square mile county I would hardly call any part of Gwinnett rural anymore.
My prediction is that the condo population will be of a vast Asian majority, which will in turn further improve the area. Did you know that the H Mart group has taken part of Gwinnett Place Mall, a 100,000 sq ft construction project is going on now.

I'm hoping for a positive outcome here, if a success then good times ahead, if not, then it will just be another extension of Jimmy Carter Blvd. We shall see.

I used to work for that Merck subsidary. It's called Merial and they make animal pharma. You would know them for making Frontline and Heartguard. If you raise farm animals they make Ivomec. And Zimectarin for horses.
