Hi I am looking to move to or near this area and purchase a townhome 150-200k. Can anyone who has knowledge of this area tell me about it. Should I purchase in this area. Concerned about safety in this area and property value and the best area to be in. Thank you.

I have thought about Duluth, but it just seems so far. I dont want to be too far from downtown Atlanta.

the only thing more south is norcross...with acess to I85 or PIB...

Finding a townhome in that price range shouldn't be that hard in the Sugarloaf Parkway/L'ville area. In the Duluth/Sugarloaf area you're looking to pay 220k+. There are some townhomes with excellent access to 85 on the border of L'ville and Duluth that you can purchase between 130-180k.

You don't want to be too far from Atlanta? You do realize that Sugarloaf Pkwy could take you 30 minutes minimum at least without traffic to get to the city? And Duluth is only a stones throw away from Sugarloaf anyway. I used to live off Sugarloaf about a year ago.

If you are going to work down town I'd suggest you avoid Gwinnett or Cobb or North Fulton.

There are plenty of townhomes around Sugarloaf and Discover Mills. In fact I recall some selling new on Breckenridge near Hwy 120 (Duluth Hwy) for around $190k and some new ones going up just down the road on 120.

For your price range you could get a nice 4 BR house, BTW.
