We just finished touring the Atlanta area - from Dallas, Marietta, Acworth, Kennesaw, Cumming, East Cobb, Alpharetta, and all the way over to Grayson (and areas in between!!!). We also included a quick trip down to Peachtree City.

I think we've narrowed our search down to the Suwanee area, and specificially the Morningview section.

Does anyone have any opinions on this area? My husband is a school teacher, so he's planning on finding a job somewhere around there (he actually prefers to teach in more challenging areas)...so commuting into Atlanta shouldn't be an issue for us.

For us, I loved the neighborhood feel of Atlanta, and loved that most of the housing didn't have a track home feel (where the houses are plum to each other). I loved the hilled terrain (which was why I ruled out some of the outskirting areas). I loved how shopping was close enough. I know the area is crowded, and I need to get used to traffic...but I live in Southern California now, so I think I'm fairly used to it.

I'd love to get the good and bad of the area...and what I should expect.

I have a coworker who live in that neighborhood. It is very family (or kids) oriented neighborhood and very strict home association (She was talking just the other day everybody has to purchase updated mailbox). Suwanee elementary is the elementary for that area. Pretty good by Atlanta standard. The downside is traffic. No much industry around that part of area and most people need to drive pretty far for jobs. But if you and your husband don't have to travel, that's pretty good area.

Default What about taxes?

The taxes seem a bit high in this area....does anyone know?

I loved this community because it seems to have a larger pool/play area for the kids (mushroom-type things), a grass/park area, and 3+ play structures for kids. Are there other communities in the general area that have this? I know most communities have a pool and maybe one play structure...but Morningview's seemed larger, which is one of the reasons why we liked it.

We actually saw Seven Hills and Georgian out in Dallas which had a HUGE water play area & playgrounds for the kids, but I really felt like that area was too far out & too west for us (especially where we would be going east to Augusta, GA for family)....but if they had a community like that on the northern/eastern side I would definitely be interested in that.

Price range is around $250-$300k though, which may limit me...

Suwanee is a great choice. I believe there were some foreclosures in Morningview that were offering great deals on some homes in that sub. I've sold quite a few homes in that neighborhood and haven't had a single person complain. The city of Suwanee itself is growing so nicely.

It is possible that morningside is within city of Suwanee (i.e. pay both city + county tax). I am not sure about that one, but you could ask for seller regarding that. Personally, it worths extra a couple of hundreds a year to live within the city limit. Gwinnett county polices are understaff big time. So it is better to have Suwanee's own city police.
