Can someone recommend a good realtor website that lists homes from the current MLS database? Most of the ones I've looked at seem to be a bit out of date. Is there one you'd recommend that is the most current?

Bear in mind, there are 2 multiple listing services in Atlanta. FMLS is the dominant MLS for intown listings. GaMLS is the dominant service for suburban listings. GaMLS has a consumer portal so you can search their listings directly ( Georgia Multiple Listing Service ). It should be up-to-date but if you're searching primarily intown then many properties will not be listed (because some intown brokers don't belong to GaMLS) and a relatively small percentage of the intown listings will have multiple photos (because most intown agents don't use this listing service or don't "trick out" their listings on it because they so rarely use it themselves).

If you're searching intown, you want to tap into the FMLS database which you can't do directly through FMLS because it doesn't have a consumer portal. Realtor.com updates from FMLS in nearly real-time (something like every 15-30 minutes) although there are occasional glitches in the data feed. Most web sites that pull IDX feeds from FMLS update daily so the majority of brokerage web sites out there should still be up-to-date within about 24-48 hours.

However, if you're finding listings that are still showing up that you come to find out are sold (or expired), that may simply be the way the paperwork goes through the system. Most listings don't show as closed for several weeks after FMLS receives the final paperwork but that's going to be the same regardless of the portal you use.

Personally, I think Realtor.com's interface is good but unless the individual agent has showcase listings and knows how to use them (and is willing to spend the time to do it) then you'll only get a limited number of photos.

In any case, most sites out there pull from the same databases and most update their data every evening so you should be getting the same listings regardless of the site you use. Just find one with an interface you like.

Also, if you're working with an agent, have them set you up with a gateway web site. That will automatically update every night and will pull new listings meeting your search criteria as well as showing you price changes and updating status on existing listings so you'll know when they go under contract, etc.
