Back in 2006, I bought a townhouse in Clayton County, brand new. I love the house, HATE Clayton County (I'm sorry if this offends anyone).

Now I want to move for a number of reasons (area, commute [I commute 70 miles to work daily], safety, depreciation of home value, school system, etc.).

The value of the house has decreased at least 30 percent. The other day, I saw they were selling a foreclosure in the subdivision for $49,900. I'm sure everyone's well aware of the situation with the school system. My glimmer of hope was that Clayton did finally get their accreditation reinstated, albeit provisionally.

After that happened, I put my house up for rent. Nothing so far. No leads, no nothing.

About a month ago, the apartment complex next door was condemned. Every last unit.

How hopeless is this situation? Someone please give me some hope or other options, because I really want to move!

If the apartment complex next door was condemned, . . . then this is your opportunity. If there were 100 people living there, then all 100 are looking for a new place to live.
Put a BIG FOR RENT sign in your yard, . . . and/or print up flyers describing your property for rent and give them to as many residents of the apt complex as you can before they are forced to move.
I am sure at least one of them would like to move next door rather than further away.
It will be tough to sell, but should be easy to rent.

Yes, because I'm sure the folks who were living in an apartment complex that got condemned are just the kind of folks that you want renting your house.......

I am very sorry about your situation...thats why i dont want to buy a house ANYWHERE in atlanta...

How does your rent compare to the marketplace. Drive around and look on Craigslist and price your house a little below the market rate, then put a sign up and get on Craigslist and maybe the AJC. That should give you your best chance. Then make sure you screen well, let everyone know you do background, credit and income checks. If you don't want to be a landlord then maybe you just need to take the loss somehow and get out. But I'd rather take a small loss each month on rental income then a huge loss as it sits empty each month.

Yeah, I think I'd go with a property management company instead as someone suggested earlier. They'll usually find higher classes of people to rent due to requirements to get in, and less possibility of damage to the townhouse, too.

Even though a property management company can cause you a lot of problems if you don't get the right one if you have no knowledge or experience in renting, screening etc I too would recommend hiring someone.

Lol!

Very true, may not be the best place to find a tenant. I would say definitely post on Craigslist if you havent done that already.
