I have heard that quite a few of the large older apartment complexes in Duluth, and even into Peachtree Corners are now owned by some prominent developers. I think one day, post recession, you'll see these places change.

Cascade Heights overall is a very good neigborhood, they have some very nice houses over there. Allot of the residents of streets in CH like Veltre, Dodson and others are like a who's who in Back Atlanta. There are a few sketchy areas around or near CH, but they are all apartment's. The only street with houses in CH that can go either way is probably Beecher and maybe some parts of Delowe. I grew up in Ben Hill directly south of CH and I will tell you SW Atlanta is allot safer than NW Atlanta, a whole lot. There are some sketchy areas, like Fairburn Rd in between Cascade & MLK is kinda bad, there are some apartment complexes off of Childress not to far from Therell High that used to be hell on earth back in the day, and there are a few apartments on Cascade outside 285 that are kinda sketchy also. But all in all its a good area. If anything it was much worse when I was younger, back when Kimberly Courts on Cascade, and AppleTree and Chestnut Ridge on Campbellton were up and popping

Being a native of Atlanta, cascade heights as with the rest of SW Atlanta declined when whites moved out and blacks moved in...a scenario that has replayed over and over again...Cascade heights has not been "affluent" since the 1960s...all you have to do is pull up the stats on the web...higher than average crime, low performing schools, lower income per household, property values

This is an old thread, but I wanted to comment because this still pertains today. Some of the Cascade homes are gorgeous, but their properties are greatly undervalued. I don't know if it is because of poor schools (usually Ranked 3/10), crime nearby, or both. Just looking at some of the houses make you scratch your head why they are soooo undervalued. Makes me wonder if it even smart to buy there, despite the gates and likely private schooling the kids.
