Hi, we will be retiring in either Duluth, Cumming or Alpharetta, I'm familiar with the Atlanta metro area but I do have a question. I know Cumming/Forsyth has a senior property tax deduction/exemption of about 80% after age of I believe 65 (I believe they eliminate the school portion, which is looking attractive in a few years). My question is does North Fulton (Alpharetta) or Gwinnett (Duluth)?

Why would anybody want to retire in the metro? Unless it was at a lake, I would not. There are lots of small towns in GA that cost a lot less to live in and offer a good quality of life.

Cobb County does the same thing, for what it's worth.

Thanks does anyone know about if the tax deductions are offered in Gwinnett/Duluth, as well?

BTW on my the "metro area", my kids and grand kids live in the area, I like some the golf courses up there and being by the lake has advantages.
