Cumming is pretty pricey (especially the South Forysth area). It may be difficult to find something in that price range. However, since you have young kids and want to be close to things I would highly recommend this area. Just keep your eye out for a real steal. They are definitely out there. The schools are excellent and the life style for a young family is great. Everything you need is within just a few miles and there is plenty to do with the kids. The parks and rec. department has lots of fun classes to do with kids and there are lots of other young families in the area that have organized playgroups etc. As for specific neighborhoods I would suggest looking into: James Creek subdivision (new homes, they have an area with smaller homes that may be in that price range, here's one:
