I read on Trulia that the average price per square foot in my zip code is $117. I have a walk-out finished basement. Would the square footage for the basement be counted when they figure the average price per square foot?

I posted this on the real estate site, but they said it was a local issue. Any realtors here care to comment? The home is in the North Fulton area.

I think that we've been through this before, and I actually contacted a friend of my family's who is a real estate attorney. As long as the basement is finished completely applying to all applicable building codes then yes, you can count it. It does have to have an exit to the outside though. Also, to count a bedroom you have to have a window and a closet. Any unfinished space can not be counted. Hope this helps.

So..... you can finish it all you want, and it still doesn't count unless it meets grading requirements. guess how many basements do that. the misinformation is
rampant!

you should ask your "attorney" for a refund

Its fun to look at the square feet numbers when selling or buying a house but it isn't a good way of actually pricing a house. Certainly it will add extra value to your house, just a matter of how much.

It's impossible to get reliable numbers relating to cost per square foot in Atlanta except in condos so don't rely on that at all. The listing services won't allow square footage to be quoted so the only numbers that any place like Trulia can get is from the tax records which are notoriously (and wildly) inaccurate.
