From looking over these threads and doing research, Vinings seems to be in a very desirable location set nearly equidistant from the major retail centers of Buckhead and the Perimeter. Is this true? Google Maps says it takes about 15 minutes to get to Lenox Square or Perimeter Mall. True? Or does traffic greatly increase that travel time?

What is the topography of Vinings? Are there any "rolling hills" in the area?

Are there many newer or updated condo/townhouse options in the 300K price range?

Vinings is OK. I work there. It's a weird blend of office parks (and lots of them) and neighborhoods. The heart of Vinings sits on top of a hill so it's higher up than just about everywhere else in the metro area. There are some new condo's that are about to be finished (or they might have just finished actually) at the intersection of Paces Ferry and Cumberland Pkwy. They look nice and have probably some of the best views in Atlanta that offer unobstructed panoramic views of downtown, Buckhead, and Dunwoody.

It's more than a fifteen minute drive to Lenox. It's probably fifteen minutes just to the Lenox Rd exit on GA400. Then you have to fight Buckhead traffic. Maybe in a perfect, traffic-free world it would be a fifteen minute drive. Perimeter mall would be like 5 or 10 minutes closer. Marietta Square is also about the same distance.

If I were you, I'd just go to Cumberland Mall which in in Vinings.

Vinings is NW of Buckhead...Perimeter Center, to the NE. Traffic is quite variable, especially between Vinings and Perimeter Center (285 between 75 and 85 can be a bear).
Yes, Vinings is quite hilly...one of the hilliest parts of the city IMO.
Not sure about condos and townhouses...the townhouses I've seen in Vinings proper look considerably more expensive than 300K. Neighboring Smyrna would likely give you more options for that price.

Vinings is right next to the Cumberland business region (both are in the 30339 ZIP code and have an "Atlanta" address even though both are in Cobb County), and it's located on the west bank of the Chattahoochie river. It's not flat country at all, but it's more an area of wooded ravines and winding roads than rolling hills per se. Very pretty area, though, and some very nice houses. If you can find a Real Estate temperature map online, the Vinings area will show up as a fairly high-priced area, especially some of the houses south of Vinings Jubilee just down the river a few miles.

The high point in the area is Mount Wilkinson (aka "Vinings Mountain", aka "Signal Mountain"), which was supposedly the point from which General Sherman was first able to view Atlanta on his little southward march to the sea.

I need a job first, and that would dictate alot.

Dunwoody/Sandy Springs, VaHi, Vinings all interest me.
